Reporting to the Directors Construction and Development, the Project Manager- Construction and Development oversees multiple projects at one time in various phases of development. This role involves planning, coordinating, and managing projects from inception to completion, while implementing quality control and safety measures, to ensure all projects are completed successfully, on time and within budget.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Oversees construction projects from start to finish with minimal disruption to the operations of the facilities. Monitors the progress of the activities, performs inspections of construction sites, identifies potential risks to budget and/or schedule and provides regular project status updates to Executive management team.
2. Maintains the approved project budget with cost tracking report, providing timely forecasts for the estimated cost at completion, and preparing documentation for commitment approvals.
3. Prepares requests for proposals, analyzes bids and makes recommendations, negotiates change orders with vendors, and oversees vendors to ensuring fulfillment of contractual duties and construction projects.
4. Manages all vendors and stakeholders, communicates effectively both verbally and in writing, directs project meetings, and ensures accurate records of communication, including meeting minutes, request for information, and other correspondence.
5. Develops conceptual project scope, schedule, and budget; collaborates with stakeholders to understand requirements and constraints; identifies risks and resources needed; estimates costs and produces a project budget; packages information for executive management review and approval.
6. Reviews contract documents for compliance with the established project scope, facilitates necessary permits and inspections, and coordinates with authorities having jurisdiction.
7. Ensures completeness of project records and maintenance of job files according to department record retention policies.
8. Performs other duties as assigned to support the efficient operation of the department.
