On the banks of the Kennebunk River, with waterway and ocean views, is a place of many charms — the Breakwater Inn & Spa. An inviting gem and one of the town’s oldest hotels, our original 1880’s Maine cottage architecture evokes the warmth and ambiance of another era — where a good book, a glass of wine and an Adirondack chair by the river might be all the activity you need.

The Inn is the essence of New England coastal style, an intimate bed and breakfast with the amenities of a luxury boutique hotel. Inn Rooms (stair access only) blend classic nautical elegance and water views with modern comfort. Spa Rooms (elevator available) overlook the Kennebunk River and offer access the tranquil Breakwater Spa. The spacious River Top Cottage features a deep soaking whirlpool and views of the yachts and boats cruising the river.

Take a short stroll into downtown Kennebunkport and the quaint cafés, art galleries and upscale boutiques of Dock Square. Visit pristine beaches, including Gooch’s Beach, a favorite of body surfers, swimmers and skim boarders, and secluded Mother’s Beach, whose smaller size and gentle tides favor families with children.
