Compensation: 20.00, Full-Time

The Make Ready Technician will perform basic maintenance tasks for hotel facilities to include basic cleaning, painting, plumbing, electrical, carpentry, and grounds work.
Duties and Responsibilities:

  • Practice OSHA (Occupational Safety and Health Administration) standards and comply with all company safety policies and procedures
  • May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials, and services meet quality standards, scope and specifications as required
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance warehouse, returning unused items to the established location and notifying the maintenance supervisor about re-ordering needs
  • Assist in maintaining the grounds, common areas, and amenities to include but not limited to picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment
  • Perform minor plumbing, electrical, and carpentry repairs/work, such as repairing light fixtures, building shelves, replacing faucets, repairing appliances, refinishing doors, clearing drain stoppages, etc.
  • Replace broken tile, screens, garbage disposals, fixtures, appliances, blinds, and locks
  • Responsible for interior and exterior painting and touch-ups
  • Perform minor carpentry work, such as assisting in fitting doors, sticking windows, replacing and building shelves, sanding and refinishing doors
  • Assist in the repair of concrete, masonry, roof, fencing, and signage as directed
  • Assists in conducting routine and periodic community inspections to identify safety and risk management concerns, keep the community in good repair, and communicate concerns about the physical needs of the community to management
  • Maintain up-to-date knowledge regarding current contracts with vendors and suppliers.
  • Possess knowledge regarding water and gas meter shut-offs, fixture shut-offs, and sewer cleanouts.
  • Ensure storage areas and entrances are locked as required throughout all common areas of the property
  • Promote positive guest experience by projecting a courteous, helpful attitude and offering guests a helping hand when available
  • Promote teamwork and quality service through daily communication and coordination with other departments
  • Perform other duties as assigned

Minimum Qualifications:

  • High school diploma or equivalent
  • Must have a valid driver’s license
  • Ability to follow directions and training, but work independently
  • Excellent written and verbal communication skills
  • May be required to work nights, weekends, and/or holidays

Preferred Qualifications:

  • Bilingual (English/Spanish)
  • One (1) year of experience in property management maintenance
  • Experience operating maintenance machinery and knowledge of handling various tools

Physical Requirements:

  • Ability to move and lift large, bulky and/or heavy objects up to 50 pounds
  • Ability to perform tasks that may require prolonged standing, sitting, repetitive bending, and other physical activities
