Looking for a well-rounded, competent individual with knowledge of plumbing, HVAC, and electrical maintenance to join our award-winning team. Utilize your skills while keeping our property in tip-top condition for our valued guests and team members!
Compensation: $18.50 - $21.00, Full-Time

Summary

The Maintenance Supervisor is responsible for managing the day-to-day operation of all building infrastructure maintenance and repairs including all minor improvement projects on property.  Responsibilities include carpentry, painting, masonry, HVAC, plumbing, electrical, gases, and roofing.  Additionally, responsible for the purchasing and inventory of maintenance parts and supplies.

Essential Duties and Responsibilities include the following:

  • Supervises Maintenance Team Members including planning and directing work.
  • Directs workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.
  • Studies production schedules and estimates worker hour requirements for completion of job assignment.
  • Analyzes and resolves work problems, or assists internal/external workers in solving work problems related to quality or productivity, suggesting changes to increase effectiveness and efficiency.
  • Assists in managing and coordinating hotel renovation projects. Coordinates capital purchases for hotel mechanical needs and completing a ROI for each project.
  • Manages hotel Preventative Maintenance Program and maintains condition standards in public areas, hallways, parking lots and outside areas.
  • Schedules outside contractor work including fire systems and equipment in accordance with company guidelines.
  • Maintains swimming pools and pool equipment, performs testing and maintains logs in accordance with the law.
  • Responsible for working with and coordinating grounds maintenance, activities such as mowing, trimming, weeding, shoveling and plowing snow and outdoor maintenance.
  • Assists in special projects and deep cleaning as needed.
  • Establishes or adjusts work procedures to meet production schedules.
  • Maintains time and production records, plans, performs and maintains preventative maintenance logs and records.
  • Confers with other Team Leaders to coordinate maintenance activities of individual departments and/or equipment.
  • Requisitions tools, equipment, and supplies and maintains in proper working order.
  • Interprets company policies to workers and enforces safety regulations. Conducts safety talks and training on a monthly basis.
  • Proactively interprets internal reports (logs, maintenance work orders, etc.) to maximize maintenance output.
  • Appraises performance, reviews and disciplines Team Members, addressing complaints and resolves issues.
  • Helps to serve as a Manager on Duty at the hotel (MOD)
  • Follows established company policies, procedures, and practices to ensure compliance and consistency with all Team Members and Guests.
  • Provide a superior experience to all Guests by giving warm hospitality and executing ways to exceed expectations.
  • Provide an excellent work environment by listening and reacting to Team Members’ needs. Recognize and reward Team Members during special occasions and achievements.
  • Due to seasonal needs within the Hospitality Industry it may be necessary to adjust schedules to meet the demands of our business.
  • Perform other duties as assigned.

Supervisory Responsibilities

Directly supervises Team Members in Maintenance. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training Team Members; planning, assigning, and directing work; appraising performance; rewarding and disciplining Team Members; addressing complaints and resolving problems. Responsible for signing off on payroll and designating a back-up person in their absence for processing departmental payroll components in a timely manner – such as weekly timesheet approvals, transferal of hours, PTO, and entering schedules, etc.

Education and/or Experience

Associates degree (A.A.) or equivalent from a two-year college or technical school; or 4 years related experience and/or training; or equivalent combination of education and experience.

Certificates, License, Registrations

Valid PA Drivers License.

Valid Pool Certification.

CPR Certification preferred

Safety Policies and Practices

The Team Member in this position is responsible for following Willow Valley’s safety policies and procedures, promoting safety, and identifying areas for improvement.  The Team Member must be knowledgeable about and follow Willow Valley’s Safety Manual.  The Team Member will be reviewed annually on workplace safety.

Aware of safety hazards and acts pro-actively to prevent injuries. Reports injuries and illness promptly and thoroughly. Attends training meetings, performs site safety inspections and conducts Team Member training when appropriate. This is a Safety-Sensitive Position as defined in the Drug Free Workplace Policy.

Computer Skills

General Computer skills with experience using Word, Excel, Email. 

Signatory Authority

Sign purchase requisitions and invoices for expenditures for products and services continuously required to carry out the functions of your operational area in accordance with the annual Willow Valley Associates, Inc. Signature Authority Limits.

Complexity & Judgment

Work involves the performance of complicated tasks and requires consistent investigation and interpretations in unusual situations. Independent judgment is used on a continuous basis.

Guest & Team Member Relations

This position has occasional contact with Guests and Team members on a regular basis. Simple courtesy is required. Occasional contracts with Team members outside of the immediate work group is required in this position.

Reasoning Ability

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

Language Skills

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.  Ability to write reports, business correspondence, and procedure manuals.  Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Mathematical Skills

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.  Ability to apply concepts of basic algebra and geometry.

Physical Demands

While performing the duties of this job, the Team Member is regularly required to use hands to finger, handle, or feel and reach with hands and arms.  The Team Member frequently is required to stand; walk; sit; climb or balance; stoop, kneel, crouch, or crawl; talk or hear; and taste or smell.  The Team Member must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.  Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and ability to adjust focus.

Work Environment

The Team Member in this position is occasionally exposed to fumes or airborne particles, outdoor weather conditions, extreme cold and extreme heat, and may have to work in high, precarious places.  The Team Member will frequently be exposed to wet or humid conditions, will work near moving mechanical parts, and be exposed to caustic or toxic chemicals.  The Team Member will regularly have a risk of electric shock. The noise level in this position is moderate.
