FUNCTION:

Responsible for the preventive maintenance and repair of the entire hotel facility, including the physical building structure, all mechanical, electrical, HVAC systems, and related equipment in accordance with energy conservation. Also responsible for equipment, physical plant, FF&E, grounds, and swimming pool.

RESPONSIBILITIES:

Responsible for working with all departments to ensure Guest & Employee Satisfaction.

Investigates guest complaints that pertain to Engineering Dept. Assistant Director of Engineering must interact with the guest ensuring that issue reported by the guest is resolved to guest’s satisfaction.

Directs and coordinates the daily activities of all assigned department personnel.

Conducts walk-throughs to assess the safety and efficiency and operation of the physical structure of the hotel, all mechanical, electrical, H.V.A.C. systems, fire alarm, internet, WIFI, telephone system and any other related equipment.

Coordinates with third party vendors required inspections in accordance with WHI inspection guidelines. Pool, fire alarm, fire extinguishers, suppression systems, boiler (DHW), emergency generators, elevators, and escalators.

Troubleshoots and repairs malfunctions in mechanical or electrical systems such as HVAC, plumbing, electrical, and other equipment throughout the hotel.

Performs preventative maintenance assignments on a scheduled basis.

Communicates via email between hotel departments to ensure maintenance needs and requests are completed in a timely fashion.

Assign and verify work throughout hotel and grounds.

Hires, trains, supervises, allocates personnel, communicates departmental / individual job goals and criteria of job performance, appraises, and if necessary, disciplines department staff and all other staff under the direction of Director of Engineering.

Informs Director of Engineering and Hotel Department Heads, on a regular basis, regarding the specific and overall condition of the building structure(s), related systems and equipment offering prudent and cost-effective proposals for maintaining the same. Access and input information into a computer and generate reports.

Maintains and documents effective Energy Management and Preventive Maintenance programs.

Coordinates pest control throughout hotel and grounds.

Maintains all company standards and follow-up on inspection deficiencies.

Coordinates execution of all service contracts regarding current contractual guidelines. Including appropriate Certificates of Insurance. Including but not limited to pests, pool, landscaping, and fire system contracts.

Ensure training of departments in emergency procedures and equipment.

Contributes and adheres to all corporate required budgets, purchasing policies and controls, to include all outside contractor bids, and schedules.

 May require interfacing with trade unions.

Maintains appropriate supply of materials and equipment to carry out the normal day-to-day operations and maintenance requirements of the hotel.

Maintains organized and efficient administration and filing systems within

department for timely and accurate handling of correspondence, reports, requisitions for purchase and other administrative requirements of the department.

Maintains a well-defined and organized system within the shop for inventory, maintenance and storage of all tools, products, materials, and equipment necessary to execute the required activities of the department.

Supervises Delta Five Pest Control program, completion of reports, installation of devices, daily rooms inspected and coordination of pest control services with annual and reported issues.

Supports and monitors fire alarm systems.

Inspect preventative maintenance assignments on a scheduled basis such as “Rooms PM.”

Immediately available to report to the hotel in the event of any hotel emergency which necessitates the skills and expertise of the Assistant Director of Engineering.

Perform all duties in responsibility and technical capabilities as required by management.

Services the hotel’s pool, including adjusting chemicals and cleaning filters, completing maintenance request forms and record logs.

Supervises maintenance of the building exterior and curb appeal for snow removal, lawn care, painting, and other gardening.

Maintains all company standards and follow-up on inspection deficiencies.

 Participates and steers the hotel Safety Committee.

Supports all Risk Management guidelines for fire and safety regarding Engineering including the proper storage of chemicals, paints etc.

Ensures training and compliance of hotel safety and security in accordance with Winston Hospitality and OSHA guidelines.

Must maintain all MSDS books throughout the entire facility.

Ensures that Quality Standards and Service are maintained for Property, Product, and People.

Must be able to work all shifts.

Supports established policies and procedures for Winston Hospitality.

Assists in conducting the departmental operational audits and assists in developing corrective action plans.

Participates on the hotel Safety Committee.

Participates in the development of annual budgets and periodic forecasts for the hotel.

Ensures Security for the hotel’s customers, employees, and property assets.

Enforces established policies and procedures for WinStar World Hotel and the hotel’s brand.

Practices the Winston Hospitality Culture and ensures all cultural expectations are implemented and regularly practiced.

Supports all hotel training needs and efforts. Specifically, 1huddle played as a minimum once a day on each shift.

Complete assigned HotSOS calls on your shift to prevent the work order from reaching escalation.

Trains employees for success. If the Assistant Director identifies a deficiency in employee skills, the Assistant Director must provide ongoing training to bring skill level to Winston Hospitality expectations.

Responsible for performing “other duties” as assigned by management.

REQUIREMENTS:

  • Degree or equivalent relative work experience.
  • 4 years of hotel management experience preferred as a director or Asst. DOE.
  • Must speak, read, and write English.
  • Excellent written & verbal communication.
  • Strong analytical, problem solving & organizational skills.
  • Ability to multitask in fast paced demanding environment.
  • Microsoft Office skills required.
  • Strong employee relations experience.

GROOMING/UNIFORMS: 

All employees must maintain a neat, clean, and well-groomed appearance. Specific uniform guidelines and/or required articles of clothing will be explained to you as a part of the orientation process.

LICENSES OR CERTIFICATES: 

Ability to obtain any licenses or permits that may be required by law or company.

Regulations.

TECHNICAL SKILLS AND ABILITIES:

The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation.

Exceptional knowledge of electrical systems, components and devices, HVAC systems, boilers, mechanical systems and the maintenance and repair of all.

Exceptional knowledge of public construction and building systems; all related permits, licensing, new and existing codes pertaining to public buildings and fire safety.

Must be highly skilled in HVAC, boilers, electrical, carpentry, dry walling, painting, plumbing, roofing, and landscaping.

Must be able to troubleshoot and repair routine mechanical and electrical malfunctions in hotel systems and equipment.

Must be willing and able to be responsive to complaints about maintenance and be willing and able to “pitch in” and help co-workers with their job duties and be a collaborator.

Skill in use of computers and software programs associated with Property Operations.

Skilled in the proper and safe use of all tools, equipment, materials, chemicals, and products relating to the department.

Excellent ability to communicate in the English language, both verbally and written.

Ability to remain informed on state-of-the-art developments affecting the safe and effective operation of the building facility.

Must have 5 years Engineering / Maintenance experience; with 4 years direct maintenance supervisory experience.

Must be able to recognize potential safety hazards and security problems in the hotel and act upon each immediately.

Must have thorough knowledge of all operating departments including rooms, front office, housekeeping, engineering, accounting, sales, food, and beverage.

Ability to instruct subordinates and accomplish goals on a timely basis.

Ability to translate technical information or problems into plain language.

Finger and hand dexterity to manipulate switches and buttons, a computer keyboard, and a 10-key calculator.

SAFETY REQUIREMENTS 

Personal Protective Equipment (PPE) may be required when performing work duties that may have the potential of risk to your health or safety. The hotel will provide the required PPE. Team members will be trained in the proper use and care of any assigned PPE. It is your responsibility to report defective, damaged, or lost PPE, or equipment that does not fit properly, to your manager.

NOTICE: 

Standing, bending, stooping, and lifting weights up to and including 50 lbs. may be required. The hospitality business functions seven (7) days a week, twenty-four hours a day. In addition, this is a hospitality business, and a hospitable service atmosphere must always be projected.
