The Maintenance Director is tasked with presenting the best of the physical attributes that the hotel has to offer at all times, ensuring an excellent experience for guests and a safe, efficient work environment for all team members through proper servicing, maintenance, and equipping of the property.

  • Responsible for supervision of all team members within the Maintenance Department, the scope of work, and completion of all tasks assigned to the Maintenance Department.
  • Duties/Responsibilities

    • Contributes to the monthly goals of the property and department for guest satisfaction scores by giving exemplary service that goes above and beyond, approaching all encounters with guests and fellow team members in an attentive, friendly, courteous and service oriented manner.
    • Approaches all encounters with guests and employees in an attentive, friendly, courteous and service oriented manner.
    • Requisition needed Team Members from the Culture and Development Director when openings are available. 
    • Interviews and makes recommendations to the Training Director and General Manager for candidates that are potential hires for the department. Trains, coaches, and counsels all Housekeeping and Laundry team members in a positive fashion.
    • Works with the Director of Culture and Development to perform team member evaluations on their review dates. 
    • Appoints the brightest and best department team member who exhibits Brighthearted Behaviors to represent the department on the hotel’s Brighthearted Committee.
    • Assigns, trains, directs, and monitors the performance of all maintenance personnel.
    • Participates in the orientation of each new Maintenance hire, ensuring that they received proper training in order to be able to meet all hotel and brand standards. 
    • Schedules and conducts monthly training meetings with the maintenance staff available in-person and virtually, sharing training videos, new procedures, and other Brighthearted materials from the Brand. 
    • Performs the day-to-day duties required of the Maintenance Department when scheduled.
    • Approaches all encounters with guests and employees in an attentive, friendly, courteous and service oriented manner.
    • Observes systems or facilities to determine maintenance or repairs that need to be performed, conducting daily, weekly, monthly, and quarterly projects through the Quore system.
    • Plans work assignments and project schedules for the Maintenance team.
    • Ensures that all maintenance and repair work is completely correctly and in a timely manner. 
    • Walks hotel daily to Ensures lobby, food and beverage, kitchen, meeting space, corridors, stairwells, fitness center, guest laundry, and exterior spaces are maintained in like new conditions with all items in working order.
    • Generates a weekly list of projects in the sequence of priority with forecasted occupancy and hotel’s labor model, in mind.
    • Runs Out of Order report each day. Develops resolutions for rooms returning to service, in coordination with Housekeeping and the Front Desk.
    • Processes and completes work orders, with an emphasis on organization and tracking progress, including a full history of each room in the Quore system. 
    • Maintains Preventive Maintenance schedule and tracks progress in each room and for each piece of equipment through Quore.
    • Monitors temperatures of water coming from water heaters.
    • Maintains roof cleaning program, sweeping water and debris from the roof surface at least weekly, and after heavy rains. 
    • Ensures that a safe ice melter is put down prior to and after icing events. Makes sure walks are shoveled and de-iced after snowfall accumulations. Maintains sufficent stock of ice melter.
    • Maintains a neat, clean, and organized Maintenance Shop. 
    • Completes and maintains all Equipment Data Sheets for all equipment throughout the hotel.
    • Obtains and stays current on all required certifications when applicable.
    • Maintains a thorough tool and storage inventory.
    • Coordinates all required shuttle maintenance when applicable.
    • Observes all safety protocols, including maintaining safe keeping of key cards, personal protective equipment, spotting any suspicious activities and reporting any concerns to the Manager on Duty, no matter how small.
    • Makes safety and security a top priority. Is completely trained in competent in all emergency procedures and be ready to take charge in an emergency. Is constantly aware of potential security threats and models If You See Something, Say Something by notifying the Manager on Duty or any other Manager. Stays knowledgeable of fire panel functions and location of gas and water shut offs.
    • Conducts weekly safety inspection in Quore and reviews at weekly Hotel Staff Meeting.
    • Stays proficient in all fire and life safety training and maintaining all fire and life safety inspections.
    • Responsible for grounds upkeep through grounds maintenance company or through designated employee. Be aware of all fertilizers, herbicides, pesticides, and fungicides used. Ensures that irrigation system is working fully at all times, and that timers are set properly. Ensure seasonal plantings are done, and non-viable plants, shrubs, and trees are replaced.
    • Observes all safety protocols, including maintaining safe keeping of key cards, recognizing suspicious activities, and reporting any concerns, no matter how small.
    • Walks hotel each morning and evening checking for any building issues and handling needed work properly, recording in Quore. 
    • Coordinates with Front Desk to provide up to the minute of maintenance work status.
    • Can check guests out at the Reception Desk in a friendly, professional, and efficient manner, processing payments and printing receipts as necessary. Make sure to inquire about the guest’s stay and move to rectify any issues. Make sure checkouts are recorded in Quore immediately. Also can checks guests into the hotel using hotel protocols including guests with reservations, guests who claim to have a reservation, and guests without reservations (walk-in customers),
    • Create departmental budget each year in September for the following calendar year. 
    • Provides the appropriate support to contribute to achieving the monthly Brand Standard Satisfaction ratings and passing the regularly scheduled Quality Assurance Inspections.
    • Ensures work done by others is inspected personally before signing off upon completion.
    • Maintains scheduling which will vary according to the needs of the hotel.
    • Complies at all times with hotel and brand standards, regulations, and laws to encourage safe and efficient hotel operations.
    • Performs monthly inventory of tools and supplies on the 1st and 15th of each month, requisitioning any needed items, and ordering approved purchases. Receives and inspects orders received and records them properly in the purchasing system. 
    • Assists in special project work by other departments, such as mattress turning, deep cleaning, carpet cleaning, upholstery cleaning, etc., to ensure high standards of cleanliness and comfort to the guest.
    • Be familiar with all Brand Standards for Hilton Garden Inn.
    • Ensures proper chemical usage according to OSHA Safety and Health Management System guidelines. Follows property OSHA/HAZCOM procedures.
    • Wears appropriate brand required uniform and name tag during all scheduled shifts. Ensures all Maintenance Team Members are in proper uniforms at all times.
    • Performs all other duties assigned from time to time.

    Required Skills/Abilities

  • Detail oriented and thorough.
  • Education and Experience

    • High school diploma or equivalent
    • One year of maintenance experience required.

    Physical Requirements

    • Prolonged periods standing and walking, and frequently pulling, pushing, and bending.
    • Must be able to lift and carry up to 50 pounds at a time.
