Description
The Director of Facilities Maintenance directs the operations of the Hospitality Maintenance Department working in a collaborative team with the CWC-HG Operations Staff, Design Services, CWF Architecture and Engineering (A&E) department, and CWF Facility Maintenance departments.
Essential Functions :
- Directing, addressing and responding to any matter regarding Hospitality facilities including: Electrical, Mechanical, HVAC, Project Management, Planning, Plumbing, Carpentry, and Painting; planning, organizing, problem solving.
- Directing Facility Maintenance activities to ensure services of current and anticipated needs; developing and maintaining a comprehensive master plan for facilities.
- Directing all administrative matters, budget, forecasting, purchasing, accounts payable, payroll and personnel matters. Monitoring all labor hours to budget and forecast. Provide monthly overview of department expenses.
- Developing and preparing various reports, correspondence, studies, and other matters pertaining to department matters.
- Initiating and managing various projects and capital projects for the CWC-HG facilities, project management, planning, and scheduling.
- Develops and administers specifications and requirements for project, repair and service contracts.
- Assist hospitality leaders in developing project requirements, determine course of actions, and problem resolution. Serves as the principal liaison with Colonial Williamsburg Foundation’s Facility Maintenance and A&E departments to coordinate and support for CWC-HG projects.
- Develops and implements policies, procedures, and standards to direct the Hospitality Facility Maintenance work force.
- Prepares department budgets and monitors expenditures against approved budgets.
- Manages approved contractor relationships.
- Manages the day-to-day hands-on leadership and development of the hospitality maintenance team. Makes final hiring promotions and termination decisions. Responsible for conducting final interviews of all candidates. Responsible for the follow-up of all department training ensuring all knowledge base and technical skills have been demonstrated to the acceptable job skill levels. Conducts semi-annual and annual performance reviews of direct and indirect reports with input from Sr Manager, Maintenance.
- Provides technical support, engineering assistance and code compliance review to unit managers in developing project requirements. Conducts technical compliance review in consultation with A&E Department and provides final approval to unit manager requested changes. Assist unit managers with cost estimates of projects.
- Assures compliance processes and procedures governing Virginia State Building Codes, Hazardous Waste Disposal, Material Data Safety Sheets (MSDS), State regulations for ground water extraction, wastewater permit, underground storage tanks.
- Responsible for daily/weekly communication and directions from Crescent Corporate Engineering team
Required and Preferred Education and Experience:
Required: 10-12 years of progressive experience in Hospitality/Industrial/Facility maintenance, with at least 4-6 years as a Department Head of a 500+ hotel or similar resort environment.
Preferred: Commonwealth of Virginia Journeyman Electrical or Mechanical License, 2 or more years of college level courses in related fields. Supervisory experience in HVAC/R, including training staff in diagnosis and repair of equipment and implementing Preventive Maintenance schedules. HAZWOPER 40 Hour. OSHA 30 Hour – General Industry. Computerized Maintenance Management Systems (CMMS) experience preferred: TMA Systems
Qualifications:
- Demonstrated Leadership and ability to communicate effectively orally and in writing. Excellent organization and time management skills.
- Proven knowledge of all federal, state, and local laws/regulations.
- Prior successful experience in project and contract management.
- Computer literacy and demonstrated expertise of computerized Maintenance Management Systems.
- Must possess or be able to obtain a valid Virginia Driver’s License.
- Ability to lift and carry up to 75 pounds, ability to work at heights above 30 feet on ladders and scaffolds.
- Ability to demonstrate familiarity and in-depth knowledge of building automation including TRANE TRACER
- Ability to work on a team and adapt to changing work priorities and to shift from one task to another without loss of accuracy or time.
- Must have proven technical report writing and communication skills.
- Comprehensive knowledge of all operations & maintenance services, i.e., programming, engineering, estimating, construction, contract administration and a working knowledge of allied fields.
Due to being a 24/7 organization, this position will be required to work evenings, weekends, and holidays.
