The Area Director of Facilities is responsible to oversee and support the Maintenance operations of a portfolio of hotels with a focus on Moxy Hotels in NYC including programs for all equipment, physical structures, and landscaping. The RDE will liaise between the property and ownership. This position is responsible for guiding the maintenance department of each hotel by providing education, consultation, and organization via property visits, scheduled webinars, and communication via email, phone, and organized monthly conference calls.

What you will be doing

  • Oversee the interviewing and selection of Chief Engineers ensuring they meet the requirements of an established brand or hotel standards.
  • Oversee the training of Property Level Chief Engineers to carry out duties effectively.
  • Monitor the execution and achievement of the hotel’s preventative maintenance program goals.
  • Ensure compliance with the corporate franchise and ownership standards as well as local state and national codes/regulations to protect the assets of guests and associates Provide guidelines and assistance on reduction in energy usage through training and focusing on best practice directives.
  • Oversee the setting of procedures to ensure the security of inventory and assets such as tools, basic supplies, TVs, and standard FF&E within hotels.
  • Promote and enforce organized paperwork management by property engineering staff. Ensure all PM logs are kept current.
  • Follow up on life safety tests to track that they are kept current with proper documentation readily available.
  • Provide operations teams with front-line support in times of emergency mechanical or natural disaster situations.
  • Lead and oversee maintance contract negotiations and re-bidding process.
  • Perform two-property engineering audits per hotel annually.
  • Lead the management of special capital projects such as major mechanical replacements.
  • Interface with third-party operators (food & beverage, parking, retail) on maintenance and CapEx projects impacting the hotels.
  • Report on all relevant property issues and projects bi-weekly to stakeholders.
  • Assist Director of engineering and Hotel General Managers with the annual property level staffing and budgeting to ensure proper maintenance of hotel assets.
  • Inform senior leadership of recommendations for asset preservation of major mechanical repair/replacement during the budget process. Oversee the annual review/creation of the CapEx plan.
  • Perform other duties as requested by management.

The ideal candidate for this position

  • Minimum of 7+ years of experience in facilities management and/or chief engineer
  • Experience in troubleshooting and repairing of HVAC, Electrical and Plumbing Systems.
  • Fire Life Safety Experience is a must
  • Excellent critical thinking and problem-solving skills
  • The individual must be process drive with the ability to understand the desired result and develop a plan to achieve such a result
  • Proven ability to succeed in a team-centered, fast-paced, and results-driven environment
  • Strong and effective communication skills, including oral and written communications
  • Strong interpersonal relationship skills to effectively work collaboratively with other industry professionals
  • Detail-oriented, self-motivated, result-driven, and well-organized individual
  • Ability to read and understand contracts
  • Strong skills and ability to work with Microsoft applications, including Outlook, PowerPoint, Word, and Excel
